A very clean and well-maintained apartment. The staff is friendly and prompt. The same day I sent the office a work request, Gustavo came to get the work done. He was very professional and did a quality job.

There is a good variety of quality amenities and enjoyable community events. Most recently, the community managers hosted a taco and ugly Christmas sweater party.

I am happy to call this place home.

I’m in my second unit at Novus, in a year. My 1BR was great but decided to stay longer, so rented a corner two bedroom unit, which I absolutely love. People seem to complain a lot with issues, but Other than a far from seamless transition from apartment department, I love this place. Especially Cortez, the maintenance supervisor. I do a lot of grilling out and and let him know that I really appreciated how clean the grills always were and how nice the flowers look around the pool as they see them directly from my balcony, every single day. Anytime I see him around, he’s always friendly, and any maintenance concerns I’ve had, he has taken care of. You can tell he takes pride in his work, and it shows. Always has a smile on his face as well!

I am writing today to share my experience with Cortez Lewis. (Service Supervisor) of Novus Apartments. I can’t say enough about him. He is efficient, kind, respectful, and a great communicator. He maintains this building better than any apartment I’ve ever lived in. Anytime I have a question or need help, he is right there to assist. Whenever I’ve needed something to be looked at, within a day or two the issue at hand has been resolved and is working appropriately. There has never been a time when I’ve had to clean up after a repair. I wish the world was filled with more people like him. You are lucky to have someone as conscientious as he is Everything is pristine and is in its proper place. Thank you, Cortez for making my stay here so welcoming. You are truly appreciated for all that you do!

The building is in a safe and walkable neighborhood. The building is comfortable and the unit (3A) is everything I need.

I am 100% not ok with having to pay building utilities in addition to my personal utility build. They also raised the parking permit from ~$65/year to ~65/month.

Fire alarms go off randomly throughout the building and they are painfully loud.

But the employees are helpful and pleasant. In particular, Bernard Lewis (maintenence) is a blessing.

My other review was deleted, so I am making a new one. Please do not live here. My boyfriend had his bike stolen out of the “secure” bike room, a friend in the building had their car jacked, another friend had a broken dryer for over 3 months and instead of fixing it, they gave them a key to different apartment so they had to go to a different floor to do laundry. My A/C broke for the last week I lived here so it was 80 degrees in the apartment and there was a loud knocking sound coming from the sink and no one could fix it. Additionally, my key fob stopped working multiple times and I was locked out of my own apartment. There has been dog poop smeared on the carpet in the hallways. Neighbors have stolen 2 of my plants and my doormat. When the garage gate is broken, homeless people come sleep in the stairwell. If you see a 5 star review, it’s because the building gave residents a chance to win a Stanley cup if they leave a good review. So, most of the residents were lying about their experiences. Everyone I met in the building regrets signing their lease and are looking for a new place.

It took them over 60 days to return my security deposit which is against Colorado law and they will not give you apartment referrals if you have lived there. They also took off $100 from my deposit and did not give me an itemized receipt explaining why. If my post gets deleted again, I will keep leaving reviews. ITS NOT WORTH IT.

Update: I had to speak with them for over 2 months after I moved out because it took them so long to return my deposit. I had to send them a demand letter to get my deposit back. Although I lived there until August 2024, I still had to deal with them for a while afterwards.

Updated to 4 stars since according to the response many of the issues were because of the portal, not because of the mgmt. Weird that a portal affects phone and email but I understand. I've also seen some improvements of cleanliness lately. Thank you for reading and applying feedback!

Pros: Nice units, good location, and good amenities (gym is great and pool is big)

Cons: just about everything else. In the couple months I’ve lived here the printer has never worked (it literally just needs ink!!!), the stairwells are consistently dirty (filled with dog poop and mysterious stains with towels thrown over them), and worst of all: the management. The day I moved in no one was at the front desk to help me and once they got there to help (had to call the emergency line), my key fob was broken, which seems like a common theme in these reviews. The guy didn’t apologize for all the hassle (failed customer service 101).
My breaking point was today, the day rent is due, their portal is down and didn’t tell us. So here I am panicking that I can’t pay rent and they were refusing to answer the phones (called 3 different numbers multiple times). Had my friend, a non resident, call and they answered… interesting. Come to find out the portal is down for everyone and they’ve been getting angry phone calls all day. The solution for this however is not dodging resident's calls. Maybe they wouldn’t get angry phone calls if they just sent out an email explaining the situation, just a thought. My friend said the girl who answered the phone was crying and I feel horrible for her, she shouldn’t have to deal with people like me that are frustrated with management. I'm at my wit's end!!!

It’s officially been over a week since I moved into my new single unit here at Novus. I love the staff and residents, all my neighbors are polite and friendly.

Any issues or concerns I had were immediately addressed and taken care of. Shout out to Mike Beiza and the crew of the leasing office. He’s a great person to work with if you’re looking for a new apartment.

Also, thank you to the Bernard & the maintenance crew for fixing anything as soon as I mentioned it.
